The Tulip Comforts payment plan is advertised as a 20% down payment with a 5-year plan for the balance. This guide shows the unit prices, explains what is and is not yet confirmed about how the 20% is paid, and works through an example. For live figures, use the project page and the Tulip Comforts payment calculator.

Prices and terms checked on 10th August 2026. Prices change and the builder's current schedule governs. Nothing here is a quotation.

Price per sq ft is simple division of price by covered area. Limited pre-launch discounts are being offered to serious buyers. Floor, facing and corner position may add additional charges to the price.

How the payment plan is structured

The advertised structure has three parts: a 20% down payment, installments over 5 years, and a balance linked to possession.

The 20% should not be assumed to be paid in a single step. Many projects divide it into stages. Ask whether it is paid at:

  • Booking
  • Allocation
  • Confirmation
  • Start of work

Ask the builder these lines in the written schedule for your unit:

Booking amount: How much, and when due?

Remaining down payment: Split and dates?

Installments: Monthly or quarterly, and the amount?

Milestone payments: Which, and what triggers each?

Possession payment: How much, and when?

Late payment: Surcharge or other consequences?

A worked example (illustration only)

This is simplified arithmetic. It is not the project calculator and not a builder-approved quotation.

Assumptions: Type B at PKR 19,500,000; no discount; the full 20% treated as paid up front; the balance split into equal monthly installments over 60 months; no milestone or possession payments.

ItemAmount

Unit price

PKR 19,500,000

20% down payment

PKR 3,900,000

Balance

PKR 15,600,000

60 equal monthly installments

PKR 260,000 each

A real schedule may differ in four ways: the 20% may be staged, installments may be quarterly, milestone payments may apply, and a possession balance may fall due. Any of these changes the monthly amount. Use the calculator and the written schedule for your unit.

Checking the plan against your budget

  • Convert the schedule into a yearly outflow and check the heaviest quarter, not the average.
  • Add costs outside the price, such as utility connections, furnishing and maintenance deposits.
  • Base the plan on income that is certain, not expected.
  • If renting out is part of the plan, check current rents for comparable completed apartments rather than relying on a projection.

Before paying anything

  1. Get the written schedule for the exact unit.
  2. Confirm what the pre-launch discount covers, and when it ends.
  3. Confirm possession timing and the conditions attached.
  4. Get a receipt that states the unit and the payment stage.
  5. Ask about transfer and withdrawal terms.
